MFG DATE: 2021 MFG: Goodman Model number GSZ140481KF Upon arrival the client stated that the system has been good. The air filter is located in the Garage underneath of air handler. The filter Got replaced on the time of tune-up. The duct work is located in attic. Ducting connection to AH is sealed and intact. Air handler is located in the garage. Outdoor unit is located ground. Removed the service panel from the unit. Cleaned all debris from the electrical compartment. Tightened high voltage on the contactor switch. Contactor pads are good. The Compressor was measured at 10 amps and is rated for a max amp draw of 19 amps. Refrigerant type is 410. Refrigerant pressures were 122/234 with a 3 degree subcool. Superheat was measured at 14 degrees. Outdoor temperature was 70 degrees. Washed the outdoor coil System is operating correctly. WORK SUGGESTED: UV light bulb placement is coming up in the fall season, to prevent Mold and Bacteria from spreading, or whole house purification sys
Last visit while doing service call on low refrigerant for the home warranty, I have noticed that the UV bulb is out inside of air handler (was black burned out) and recommended to replace, since I had one on truck, customer wanted to wait and I agree to offer her same price even if she want to replace later, I came out today on April 23 to replace the UV bulb, When I replaced the bulb, the new bulb didn’t came on, so I start trouble shooting the electrical and find out that the electrical ballast that supplies power to the bulb is non operative, I showed to Customer that the ballaster is non operative by measuring voltage and giving explanations. Replacement of the bulb wasn’t complete since the ballast needs to be replaced first
Installation complete for both 18,000 BTU units. Both system been tested and they’re working properly.

Upon arrival, customer explained that he is remodeling the additional room and would like to Get an estimate for a new system with relocation of air handler from the closet into the attic. I completed the measurements and load calculation. Explain the customer what would be my recommendation in terms of new system installation, I will be sending detailed estimate with price shortly..
Upon arrival, I replaced the kitchen faucet that the customer provided, and I did that free of charge, because they had our membership which includes a ladder service. After that, I move on and started to do the AC tuneup, upon checking the components. I found that the filter dryer is badly rusted, and soon can start leak refrigerant, also, compressor mount legs are rusted, and one of them is completely broken because of corrosion and Compressor, only sits on 3 Legs instead of 4, which will lead to compressor to fail because its Not secured properly to the base of the unit and compressor is not leveled. Condenser Coil is falling apart do to the age and salty air. other than that unit is operating and producing cool air SC was 9 and superheat 16, Filter was really dirty, replaced it with the one the customer provided. Recommendation is to replace the entire unit due to the cost of Repair being high. Customer asked to email the estimate and they will make a decision.

Upon arriving customer mentioned that her house is not cooling down to the desired temperature, Upon completing the diagnostic, I found that evaporator coil is frozen and took over an hour to defrost the coil, upon completing the diagnostic after defrosting, I found the TXV is closed and not allowing refrigerant to circulated properly. I reset the TXV by warming up the bulb after that everything began to work properly run the test for at least 30 minutes and everything was perfect. Completed the diagnostic, system is up to a date
The estimate for the Evaporator Coil Replacement has been emailed over, we have availability on Tuesday of next week for replacement
Upon completing the diagnostic found that the blower motor is dead and need to be replaced, I spent some time trying to find this motor around the town and dead. After that I completed the report to Home warranty with details and got approval to replace the motor I will be putting this customer back on schedule for Friday morning to replace it. Update: Blower motor got replaced on 3/22/24. System begin to work properly, drain line got flashed.
Completed the direct estimate and discussed options with the customer, emailed anll 3 options/estimates and will follow up with the customer in 24 hours.

In Sarasota, FL, while conducting standard HVAC system maintenance, I discovered a faulty capacitor that was diminishing the compressor's effectiveness. I also detected a clog in the condensate drain line, which threatened potential water damage and impaired the system's ability to control humidity. A replacement capacitor was installed, and the drain line was cleared of all obstructions, restoring the system to peak performance and reliability.

After completing the diagnostic, it was determined that the compressor had burned out. I conducted a thorough inspection of all electronic components to ensure none were responsible for tripping the breaker. Subsequently, I developed an ideal unit replacement plan for the customer and have forwarded this recommendation to Rod for further action.
Upon arrival, Tenant told me that her bedroom doesn’t have any events since the cottage has only one mini split head which installed in the living room, I talked to the homeowner and notify him that the best solution would be to add another head into the bedroom, I will be sending an estimate For that solution. Note: Current installed unit is aftermarket and unknown brand, Any repairs won’t be available since parts are not stored in our branches. There is an open hole from outside on the wall that needs to be sealed. Otherwise water gets through see picture attached.

We will now proceed to submit the documentation for the remaining balance to the home warranty company for reimbursement. Upon arrival, customer mentioned that he had some other company that came out you diagnostic before he realized he have a home warranty, I complete the diagnostic and found that the running capacitor is out of range and needs to be replaced, got approval from the home warranty to proceed with the job as well as checking their pressure, replacement was complete and system was working properly on departure. Note: The system is nine years old and has R-22 refrigerant Service fee of $75 was collected with cash, remaining balance should be paid by home warranty.
Upon arrival, I found that the breaker is stripped, I had to reset the fuse and flip the breaker back on again, completed the power check and electronic components, and found no issues, I submitted the report to the home warranty, but got declined for the repair, the homeowner will call the home warranty to discuss the leftover coverage And if not, the homeowner will be responsible for outstanding balance .
Upon home warranty request, I had to return back to take some more pictures of the coil, it is completed on this visit and pictures been submitted to the home warranty.

Upon arrival, I completed the diagnostic, sound of the compressor is grounded and blower. Motor is not shutting off and constantly running. I had submit the diagnostic report to the home warranty with replacement cost as well as recommendation to replace entire system, waiting to hear back from them, and will notify customer right after.
Upon arrival, customer mentioned that she had a tuneup done a few days ago and technician mentioned the refrigerant is low in the system, and the source of leak is a service valves, I had to complete my own diagnostic and found that the system is low on refrigerant, approximately 3.5 pounds But couldn’t confirm the leak at the service valves with the leak detector, I had submit the diagnostic to home warranty and waited for approval, got approved to do the repair, added required amount of refrigeration into the system, stabilizes to the manufacturer specs, SH was at 18, SC was at 6 Recommendation: Replace a UV bulb since it’s out, lifetime of those UV bulbs is one year.
Upon arrival, I completed the diagnostic on the air handler and found that the control board/relay is defaulted, which is causing the motor to go on and off as well as staying on even when the thermostat is off, I tested the blower motor and found that it’s out of range. It needs replacement. The unit is 27 years old and everything in this unit is original. I had submitted a diagnostic to the home warranty and am waiting to hear the response from them.
Upon arrival, I completed the diagnostic on the wall AC unit, found that the control board receives power, but it doesn’t disturb to any mechanical parts of it, so I can’t complete full diagnostic until control board is replaced, I have submitted the diagnostic and repair request to the home warranty and as soon we hear back from them, we will contact the homeowner on the ext step
Found that the heating element is not functioning properly, got approval from the home warranty and fix the problem, run the system test for 15 minutes and everything was working properly upon departure.
